By the early 2000s, Wynwood was a neighborhood in decline. Once home to one of the largest garment districts in the United States, decades of economic change had left behind a landscape of underutilized warehouses, fragmented ownership, and declining property values.

Goldman Properties acquired its first Wynwood property in 2005 and began assembling a critical mass of buildings with a vision towards fostering the creative class. Joseph Furst joined Goldman Properties in 2008 and, over the following decade, played a central role in advancing Wynwood’s transformation into one of Miami’s most dynamic neighborhoods.

The wynwood years

From 2008 through 2018, Furst helped lead all aspects of real estate development for Goldman Properties. He also spearheaded the creation of the Wynwood Business Improvement District and served as its founding chairman, working with property owners, businesses, and the City of Miami on the Wynwood Master Plan and all aspects of community building. This district-wide approach to development and stewardship became an important foundation for the work Furst later undertook through Place Projects.

Early placemaking efforts — combined with thoughtful policy reform — helped catalyze billions of dollars in private investment, repositioning Wynwood as one of Miami's most active and valuable urban districts.
Adaptive reuse projects such as the Wynwood Building and the Wynwood Walls redefined the neighborhood's identity, while entrepreneurs like Panther Coffee and Zak the Baker grew from early pioneers into nationally celebrated institutions.
Wynwood achieved international recognition as one of the world's most visited arts districts, drawing hundreds of thousands of visitors annually while remaining a meaningful gathering place for Miami locals.
The Wynwood Neighborhood Revitalization District established a precedent for arts-focused zoning and district-scale governance — a model that has since informed planning conversations well beyond Wynwood.

Wynwood Walls has transformed into a world-renowned street art museum and a timeless landmark, standing as a true symbol of Miami and its vibrant community.

Zak the Baker

In 2016 Zak the Baker moved right into the heart of Wynwood, converting a 7,000-square-foot art gallery into our bakery and café. Bread and pastry production stayed wide open for guests to watch the beauty of the process.

Miami-based business Panther Coffee specializes in small-batch roasting, serving handcrafted coffee from its local roasting house location in Wynwood.
